How they do 1) They launch a new project and collect booking amounts from flat buyers. 2) For agreement within one month they collect again 20% amount of total cost. 3) After they initiate a demand letters to buyers in the gap of couple of months till 90% of flat cost. 4) Now once 90 % collected where building structure is only ready they stop all work further and launch a new phase 2, phase 3 etc. 5) They move all their labours to new phase to construct building structure only and to collect money from new phase buyers till 90%. 6) They keep building structures only and not giving possessions on time. Thus they earn money from buyers and here flat owners just keep paying interest on home loans and waits for possesions.
2.Example – Pristine, Maple and Jalan’s project Neo City Wagholi at Pune, they just constructed building blocks only and no possessions to Phase 1, Phase 2 and Phase 3. All these phases paid 90% amount 2-3 years back and no progress of work further.
3.Humble request here to new buyers if they are looking flat in Pristine Properties or Maple Shelters or JALAN group all of Pune. If you are getting ready possession flats in their any project please go ahead and book. BUT do NOT BOOK YOUR FLAT IN UNDER CONSTRUCTION OF WORK. Else after 90% of work and once 90% amount collected from you they will keep you in hang position for many years, may be 2 or 3 years without any progress.
