I have complaints against below said builders
Directors of Mahalaxmi Shelters
1. Sachin Iswarchad Goyal – Owner of Pristine Group (www.pristinepune.com)
2. Vijay Narayan Jalan – Owner of Jalan Group (www.jalangroup.info)
3. Sachin Ashok Agarwal – Owner of Maple group and ‘aapale ghar” brand (www.mapleshelters.com)

Project Location – Wagholi – Pune (Opposite to BJS College)
Project Name – Neo City
Subject – Possession Delayed, No further date commitment by builder

Pristine Group, Jalan and Maple Group I was considering one of committed builder but finally I went wrong. These builders are not committed but they will definitely create condition suitable to committed suicide. Because they construct bricks skeleton so fast and will take 85 to 90% payment from you within the first 8 -9 months and then they will take a big pause. Meantime they will plenty of fund to launch new project and cheat to other peoples who are looking for their dream home.

I am the one who is phished off after booking my Dream home at Neo city project in December 2011.
I have Paid 85% payment. Around 20% I paid from my savings and remaining through bank Loan before December 2012. At the time of booking possession date was 2013 but while agreement they changed possession date to 31 march 2014. And Now we are in April 2015.
But skeleton of bricks is standing and no hopes when we will get my dream home.
I am paying rent, I am paying bank Pre EMI interest. Financially suffered a lot.
In addition I lost my job in Feb 2013 and Now I don’t have regular income but still some how I have managed to EMI and family expenses, but now it is so much difficult to sustain.

I have no choice… As said Builders are not committed but they can definitely create situation for committed suicide… what to do? there is no hopes to recover from loans. And all is due to Neo city – Mahalaxmi directors as mentioned above.

Below is my e mail follow up with neo city sales team. They are lest bothered to reply to the customers mail. I have not received single reply from neo city for possession date.
They are well trained to keep secure to their directors.

subject: Re: Neo City Phase to construction progress

Dear Sir,
I would like to bring your attention to my issues regarding cobstruction progress at Neo City – Wagholi site.
I have booked flat in Phase – II, E 507 in Jan 2012, While booking, March 2013 was the possession date which was verbally communicated.
Within 8 months from the booking 85% payment paid.

I have simple question, When we will get occupancy certificate from authorised governing body and peacefull possessions to my home with all amenities which is listed while selling the flats.

Who is responsible for my financial losses due to delayed construction?

Why it is not being communicated with us if progress of work is delayed by some reason?

I have lost my confidence and hopes.

Best regards

Almost 07 months passed after our meeting had with Neo City office, we have not received any confirmation on possession date by email or by post.

From neo city wagholi office nobody is neither giving satisfying answer on possession date nor giving directors contact and address details.

For your kind information, 85% payment paid in feb 2013. I am paying pre emi interest and almost paid 6 lakh in pre emi interest only. Who is going to pay this amount? Money are not growing on the trees, its comes from our blood and sweat.

I am paying flat rent as well pre emi.

If you are least bothered please respond on flat possession.

Expecting feedback at the earliest.

Mr. Sachin Agarwal, Mr. Jalan

I am very much disappointed the way progress of Phase – 2, E – Building. I had photographic evidence about the progress of work.

1. September 2012, 5th floor brick work has completed and plaster was in progress.

2. July 2013, almost after 10 months, only plaster work completed.

3. July 2014, after 12 Months, No progress at All. Situation as it is. Project getting delayed beyond the limit. Offered possession date was 31/03/2014 which is already passed. Nobody bothered to inform to customers about delay and real reason of delays in project.

According to current situation, Only god knows about possession of flats. All other builders projects were completed which was started after Neo City in spite of LBT reason.( which was external factor for delay to you).
What could be the external factors that influence such so much delays which beyond our imagination.. Seriously something wrong going inside.

Due to delayed possation I am facing tremendous financial crunch, Paying 20,000 per month Pre Interest only due to Loan is not disbursed fully. In addition 8,000 rupees paying house rent extra.

I need 20,000 ruppes/month for late possation charges to recover losses which I am getting due to delayed possation of flat.

I need immediate reply to the mail otherwise I will be free to take further action.

Your immediate response highly appreciated.

Dear sir,
With reference to your mail regarding possession of your flat we would like to insure you that you will get it by June 2014.
this delay is caused by some external factors like implementation of LBT in Pune city which caused building material traders strike for more than two months. Even when the strike was over it took a fortnight to resume supplies.

Moreover there was a strike of all poarse aggregate & crush sand suppliers in pune city for more than a month which also contributed in delays.

However for the best of our customers interest we are still trying to cover up the delays caused by the above factors.

It seems to that possession will not be offered on given deadline. Almost 80 % payment has been paid and we are paying emi’s without knowing when we will get possession.
This kind of situation is forcing us to knock the door of consumer forum. Hope concern person will answer on this.
