  1. 1.Pristine Properties (www.pristinepune.com) , Maple Shelters (www.mapleshelters.com), JALAN GROUP (www.jalangroup.info) cheating flat buyers. How they do 1) They launch a new project and collect booking amounts from flat buyers. 2) For agreement within one month they collect again 20% amount of total cost. 3) After they initiate a demand letters to buyers in the gap of couple of months till 90% of flat cost. 4) Now once 90 % collected where building structure is only ready they stop all work further and launch a new phase 2, phase 3 etc. 5) They move all their labours to new phase to construct building structure only and to collect money from new phase buyers till 90%. 6) They keep building structures only and not giving possessions on time. Thus they earn money from buyers and here flat owners just keep paying interest on home loans and waits for possesions.
    2.Example – Pristine, Maple and Jalan’s project Neo City Wagholi at Pune, they just constructed building blocks only and no possessions to Phase 1, Phase 2 and Phase 3. All these phases paid 90% amount 2-3 years back and no progress of work further.
    3.Humble request here to new buyers if they are looking flat in Pristine Properties or Maple Shelters or JALAN group all of Pune. If you are getting ready possession flats in their any project please go ahead and book. BUT do NOT BOOK YOUR FLAT IN UNDER CONSTRUCTION OF WORK. Else after 90% of work and once 90% amount collected from you they will keep you in hang position for many years, may be 2 or 3 years without any progress. Neo City possessions are pending from 4+ years for phase 1, phase 2 and phase 3 and no progress yet. Kindly check possession reviews before you book a flat for any project.

      Dear Sir,
      I would like to bring your attention to my issues regarding cobstruction progress at Neo City – Wagholi site.
      I have booked flat in Phase – II, E 507 in Jan 2012, While booking, March 2013 was the possession date which was verbally communicated.
      Within 8 months from the booking 85% payment paid.

      I have simple question, When we will get occupancy certificate from authorised governing body and peacefull possessions to my home with all amenities which is listed while selling the flats.

      Who is responsible for my financial losses due to delayed construction?

      Why it is not being communicated with us if progress of work is delayed by some reason?

      I have lost my confidence and hopes.

      Due to delayed possation I am facing tremendous financial crunch, Paying 20,000 per month Pre Interest only due to Loan is not disbursed fully. In addition 8,000 rupees paying house rent extra.

      I need 20,000 ruppes/month for late possation charges to recover losses which I am getting due to delayed possation of flat.

      I need immediate reply to the mail otherwise I will be free to take further action.

      this delay is caused by some external factors like implementation of LBT in Pune city which caused building material traders strike for more than two months. Even when the strike was over it took a fortnight to resume supplies.

    If as per agreement flat possession date is crossed then builder of Neo City Wagholi Pune i belive here Pristine Properties, Maple Shelters, Jalan group ( [email protected], pristinepune.com, mapleshelters.com, jalangroup.info ) must give compensation to you. This compensation must be equal to month rent and applicable only till you get possession. This is legal under Section 8 of the Maharashtra Ownership Flats Act. If any builder is proved for non compliance under Maharashtra Ownership Flats Act then it’s license can be suspended and for new projects they can be rejected on process approvals.​
