Dedhia Builders have raised the demand note for “completion of Brick Work” for their elcanto building located in thane from all floor-buyers till 9th floor at the time of laying slab on 11th floor in a building which is supposed to be 28 floors. I took up the matter with my Relationship Manager Mrs/ms Sarika at dedhia sales office waghbil naka who refused to listen to any logic and kept telling me that the demand is as per the agreement signed and registered. My submission is as under : a) The schedule of upcoming demand is for 12th slab i.e. 11th floor completion along with it they are also planning to send brickwork completion demand . The schedule in agreement clearly has demand for 12th slab as point no 5 where as demand for brick work as point no 11.The sequence of demand has not been followed and now we are ending up paying a huge amount to the builders. b) This upcoming demand will be of 47 perc even when the building is not even 20 perc completed. Even when we exclude the brickwork demand, total demand comes out to 40 perc which is more than double of construction being done. please recommend if it is the correct practice being followed by builder and what action can be taken against it. Any advice would be really helpful

  1. Not a reliable builder. They appear to be nice in the beginning but when you are nearing possession you will see the real face of them. For example :-
    1) They raised demands of unreasonable amounts in their final demand letter. It was never communicated before nor it was in the agreement. It was just a tactical move to extract extra money out of the buyers and when buyers reached out to them for clarification, we noted lack of co-operation from their end
    2) They charge excessively high interest amount in final demand without any proper justification of back up. Surprisingly interest part they will disclose only at the end of project and they will never discuss with you during the whole construction phase.
    3) They advertise to buyers that they can do the grah pravesh on gudi parva, but they won’t say they do not have since last 6 months.
    So be ready for such situations when you plan to deal with them in future.
